• The proposed revision of R-1 zoning (to allow construction of two- to four-unit buildings) will not create affordable housing.

• Only the construction of multi-story apartment buildings of 50-or-more units per building will create affordable housing because of the need to:

  • Create economies of scale

  • Attract the necessary special financing

  • Hire professional property management

• Furthermore, these affordable buildings need to be located near:

  • Public transportation so a car is unnecessary, thus saving those residents money

  • Shopping & services
